As snowbirds return home, many Vero Beach businesses will be closing for part or all of the summer months. Making sure your commercial property is safe from potential water damage is vital. Following these three tips can make coming back from a leisurely break to a flooded workplace less likely.
- Check the Water Supply Lines: Everything that uses water should be inspected. Items such as toilets, refrigerators, sinks, fountains, dishwashers, ice makers, and washing machines all have water lines and should be evaluated. With a flashlight, check the attached cords for cracks or breaks. If you see any problems, turn that specific shutoff valve off and arrange for water pipe repair when you are back.
- Turn Off the Main Valve Before Leaving: If you have access, it is important to turn off the main valve to the water supply. In an older commercial property, there is a gate valve that must be rotated until the gate it controls is fully down. In newer properties, there is a ball valve with a lever that needs to be turned 90 degrees to the “off position” when it is not turned the same way as the pipe. Shutting down the main valve will stop looming problems regardless. When your business opens again, you can resume being vigilant of any leaks after turning it back on.
- Inspect the Outside of the Property: The building’s downspout should be free of any debris to stop rainwater or snow melt from causing water damage. A simple check keeps the mechanism working towards keeping your business not flooded.
