Signs of Water Damage Landlords Should Be Aware Of

In most cases, renters are not responsible for water damage. This means, as a landlord it is important to know what signs of water damage to look for. With the exception of long-term tenants, you likely check the property at least once a year. These checks are typically done upon a renter's move-in date and move-out date, at a minimum. During these opportunities, you should check for the following signs of water damage:
- Changes in your walls' surface texture can indicate water damage such as bending, sagging, bubbling or rippling of dry wall.
- Buckling or swelling of laminate and wood flooring.
- Musty or foul odors can be a sign of mildew and mold.
- Swelling or splitting cabinets, especially under or near plumbing.
